What this answers

Which UK corporate landlords a lender should already be worried about. It is the same underlying build as the full property map, run through a screen that requires two things at once: a charge on the portfolio, and a fact in the public record that says the owner is under strain.

The screen exists because the unscreened file is a market map and this is a call list. 13,269 landlords is a research population. 4,686 is a quarter’s work for a restructuring desk.

The screen, stated exactly

A landlord reaches this file when it holds ten or more registered titles, and carries at least one outstanding registered charge, and at least one of the four distress facts is true of it — balance-sheet insolvency, a current ratio below one, an overdue statutory filing, or a matched insolvency notice.

Both conjunctions matter. Drop the charge requirement and the population roughly doubles into companies no lender has an interest in. Drop the distress requirement and it becomes the property map.

Why the charge requirement is the interesting one

charges_per_title is in the preview above because it is the column that separates a leveraged portfolio from a large one. A landlord with 166 titles and 0.33 charges per title has financed roughly a third of its holdings. A landlord with 54 titles and 0.02 has financed almost none, and its presence in this file is driven by its filings rather than by its lending.

Those are different conversations, and the file does not collapse them into one number.

What travels with it

Three files: the ranked screen, the full landlord entity record, and the identifier crosswalk. There is no postcode-area breakdown here — that is part of the wider property map rather than the shortlist. The complete column dictionary is below.

What it does not claim

Stated before the sample rather than after them. Everything below is a measured property of the file, not a legal hedge — if one of these is the reason the file will not work for you, that is worth knowing in the first five minutes rather than the fifth week.

  • This is a subset of UKCREMAP, not a different measurement of the same thing. If you want the whole ten-or-more-title market rather than the screened shortlist, UKCREMAP is the file, and buying both gets you one population twice.
  • The screen requires a registered charge. A landlord that owns its portfolio outright and is in genuine difficulty does not appear, because the screen is looking for a lender with an interest as much as for a company in trouble.
  • 9,749 of the 13,269 landlords carry at least one registered charge; 4,686 of those also carry a filed distress signal. The step from the first number to the second is where the screen does its work, and it is the number to challenge if the file looks small.
  • The distress score ranks within this edition and is not comparable across editions. It is not a probability of default and must not be presented to a credit committee as one.
  • Insolvency notices are matched on normalised name, because the notice prints no company number. Rows carry a flag saying whether the normalised name was unique on the register.
